Can foreigners buy property in Slovakia?
Yes. EU citizens have full property rights identical to Slovak nationals. Non-EU buyers can also purchase freely — there are no general restrictions on foreign ownership of residential or commercial property in Slovakia.
What are the purchase costs above the property price?
Slovakia has no property transfer tax (abolished in 2005). Typical additional costs: notary fees (~0.5%), legal fees (~1%), land registry fee (~100 €). Total: approximately 1.5–2% above the purchase price — one of the lowest in Europe.
What rental yields can I expect in Bratislava?
Gross yields in Bratislava typically range from 4–6% for long-term residential rental. Premium locations and commercial properties can exceed this. We provide a tailored yield analysis for every property we present.
